A fixed-term alternative investment fund launched in 2018 that invests mainly in commercial properties of EUR 3–20 million in Finnish regional growth cities. The fund is closed to new investment.

Investment strategy
Samla Toimitilat II makes property investments mainly in the EUR 3–20 million range in Finnish regional growth cities and in Tallinn, Estonia. Investments are diversified across property types: offices, shopping centres, care properties, hotels and logistics and industrial properties.
In addition to completed income-producing properties, the fund invests in development properties where cash flow can be improved through development carried out by its own team. Development may mean increasing rental income, changing the use of a property, amending the local detailed plan, new construction or refurbishing an existing building.
The management company has decided to refrain from development projects, even though the investment strategy would allow them.
Investments are diversified across property types and cities. The strategy combines completed income-producing properties with development properties, where value is built through leasing, refurbishment, changes of use or planning.
The fund is fixed-term: the investment has an agreed start and end date, and there is no redemption option during the term. The return consists of rental income during the term and the sale of the properties at the end of it. The fund is closed to new investment.

The breakdown by space type is calculated from the floor area of each space type, so a mixed-use property is divided between several space types.
Chydenia shopping centre — the result of active leasing
Samla Toimitilat II acquired a stake in the Chydenia shopping centre in central Kokkola in 2020. Through active leasing and development of the space, the occupancy rate rose from about 60 per cent to almost full. Active development has brought in new retail, restaurant and office tenants.
