Investment strategy
Samla Toimitilat invests primarily in commercial property located in Finland. The strategy is to invest mainly in properties below EUR 10 million: at this size properties do not attract large players, yet they are demanding for a private investor because of the amount, the property type or the development required. The geographic focus is on regional growth cities outside the Helsinki area. Value is built through active leasing, property development and systematic property management.
The management company has decided to refrain from development projects, even though the investment strategy would allow them.
The fund is fixed-term: the investment has an agreed start and end date, and there is no redemption option during the term. The return consists of rental income during the term and the sale of the properties at the end of it. The fund is closed to new investment.
The total return of +127.1% includes the distributions paid to investors. From inception to 30 June 2026, distributions paid to investors total 73.6% of the partnership contributions, approximately EUR 12.0 million.

The regional breakdown is calculated from the properties' floor area (11 properties). The fund has 14 properties on 11 property pages, because Kangasala logistics halls (3 properties) and Seinäjoki Terveystalo (2 properties) are presented on a single page. The breakdown by space type is calculated from the floor area of each space type, so a mixed-use property is divided between several space types.
Over ten years of active ownership
Over its years of operation the fund built a broad commercial property portfolio. As a result of active ownership, the value of investors' holdings has more than doubled during the fund's ten years.
